Where the water actually gets in
A chimney leak rarely announces its source. The stain shows up on a ceiling or down a wall, and the water may have traveled several feet to get there. The crown is the concrete top that seals the brick below it. Once it cracks or spalls, rain gets in and freeze and thaw cycles pry the cracks wider. Rusted or warped chase covers do the same job on metal chimneys. The signs are water stains, a musty smell, and mortar that crumbles when you touch it.

That one question saves a lot of homeowners from paying twice. Once the source is clear, the fix is specific: crown cracks are sealed and resurfaced, or the crown is rebuilt when the damage runs through.
Prefab chimneys get custom fabricated chase covers or stainless steel replacements, fitted so water has nowhere to sit. Caps go on custom sized, with spark arrestors, to keep out rain, debris and animals. Flashing is repaired, resealed or replaced with proper step and counter flashing, the layered metal that lets a roof shed water around a chimney instead of toward it.

Keeping it dry after we leave
Prevention is mostly attention. Look at the cap and crown after a hard storm, watch the ceiling near the chimney, and have the flashing checked whenever the roof is worked on. Small flashing gaps and hairline crown cracks cost far less to seal than the interior damage, mold and rotted framing that follow a leak left alone.
