The leak is rarely where the stain is
Roof leaks usually start at transitions, not in the open field of shingles. Water gets in through flashing gaps, coping failures, roof penetrations or membrane seams, then runs along the deck and framing before it ever shows up inside the building. The stain on your ceiling might sit several feet from the actual failure.
That is why a dab of sealant over the stain never holds. If the repair doesn't land on the true point of failure, the next heavy rain finds the same path and the leak comes back, usually after you have stopped watching for it.

How we track a leak to its source
Every leak call starts with a comprehensive roof inspection. We evaluate the flashing and every penetration, assess coping and parapet walls on commercial buildings, and inspect the shingle, metal panel or membrane itself. Then we track the moisture intrusion back along its path until we have the exact point where water is getting in.
Flashing is where we spend the most time. It protects chimney bases, roof valleys, vent penetrations and skylight edges, and when it is deteriorated or badly installed it is one of the most common causes of leaks. We repair or replace it, install coping where a parapet needs it, and seal penetrations and vulnerable areas.

Chapter 03
Coatings, and why waiting costs more
Once active leaks are fixed, we may recommend a roof coating system on an eligible roof. Options include silicone coatings, elastomeric acrylic coatings, seam sealing and reinforcement, and reflective coatings that cut heat. A coating adds a waterproof layer, improves resistance to UV exposure and heat, and can extend the service life of the roof by sealing minor cracks.
A coating is a finishing step, not a substitute for finding the leak. We recommend one only after the source has been dealt with and the roofing system is a good candidate for it.
Waiting is where the cost climbs. An unaddressed leak leads to interior water damage, mold growth, insulation deterioration and structural weakening, and each of those makes the eventual repair bigger. Scheduling an inspection at the first sign of water is the cheapest move you have.
